Once the purchase of new property has been completed you will then automatically be registered as a member of your management committee within your development.
ERTA Property Management a local property management company operated by local accountants will be responsible for the management of Obasaray 4 Apartments.
Knowing that your property is being professionally managed offers each client peace of mind that their properties are secure, well maintained and in safe hands, while also adding value to the property. ERTA Property Management currently employs a professional team of management, administration, electricians, carpenters, plumbers, gardeners, security and cleaning personel.
All buildings gardens, pools and communal areas are inspected and maintained on a regular basis. Maintenance needs are handled by skilled technicians. ERTA Property Management also provide additional services such as laundry, Apartment Cleaning, Executive Transfer Service to and from the airport which can all be booked on the internet and are available to all Apartment Owners.

Management Fees vary from develoERTAent to develoERTAent depending on location, size of pools, total garden areas, total apartments in the complex etc. To have a develoERTAent managed correctly is of the utmost importance with professional staff in place for caretaking, night watching, pool cleaning, and general repairs. Having the correct management service onsite will ultimately determine the outcome of your investment in years to come.

Management Fees for Obasaray4 Apartments have been set at approximately € 1089 per year and are subject to incremental yearly increases in line with inflation and currency fluctuation.

Utility Bill Paying

ERTA Property  provides a Utility Bill Paying Service for any Apartment Owner within a Development

who may wish to avail of this service.

In an apartment owners absence we can follow, organise and administer the payment of the following bills on behalf of the Apartment Owner.
Electricity Bills - Water Bills - Local Property Tax Bill - Apartment Insurance

ERTA Property’s Yearly Administrative Fee for carrying out this service on behalf of an apartment owner is €127.12 plus 18% Vat . Total per year €150.00
On top of ERTA Property Administrative fee they also require the client to furnish them with an advance towards the cost of paying their bills which is as follows:

ERTA Administrative Service for one year                €150.00 Inc 18% KDV
Advance for Water and Electricity Bills                    €150.00
Advance for Local property Tax                             €  80.00
Total Required                                                 €380.00

Insurance

ERTA Property Management can assist with all aspects of owning and managing apartments in Turkey including apartment insurance. ERTA Property Management only work with reputable and professional firms and all customers are free to use alternative insurance companies
for this purpose. Insurance premiums vary but as a standard a typical 2 bed apt will cost approximately €199 per year and a 4 bedroom dublex will cost approximately €299 per year.


Property Tax

A local property tax is levied on all properties in Turkey and is calculated as a % of the declared value shown on the Tapu
(Title Deed). Property tax for a standard 2 bed can vary from €50 to €150 per year and a 4 bedroom dublex or villa between €100 to €250 per year.
