Providing that one can respect and is familiar with the rules and regulations, the purchase of property in Turkey is simple, safe and risk free. Each transfer of ownership is registered at the Land Registry Office. After the transfer of ownership the new owner receives a legal proof of ownership, referred to as the Tapu (Title deed for the property). For the exchange of deeds the old and the new owner should be present at the Land Registry Office in person or their appointed solicitors. The legal proof of registration and ownership, the Tapu (title deed), is publicly recognised and property taxes are only levied on the declared amounts stated in the Tapu. Additional costs relating to the purchase of property, like conveyance tax, costs for the sworn interpreter, the preparation of documents and special taxes like 'tapu transfer' and and other related taxes for public institutions are paid by the purchaser as a rule. Annual Property Government Tax Apartments / Buildings (general): 0.3 % (of the declared property value stated in the tapu) Villas / Houses: 0.2 % (of the property value stated in the tapu). Plot: 0.2% (of the value stated in the tapu). Plot beyond town boundaries: 0.1% (of the value stated in the tapu).
